I have been beta testing a new CRM (Client relationship Manager) for SoftRealty, my IDX (Internet Data eXchange… the real estate search utility) supplier for GarageHomesUSA. You can actually click on “Property Search” on the toolbar above and it will take you right there. Basically, they are trying to amp up the quality of real estate search tools.
I have played with it and spent some time trying to figure out what the next step could be… and I have a few ideas… but what I really want is feedback from everyone else.
What would make the coolest search site ever?

Would you like to be able to share houses that you are thinking about with your friends through FaceBook or another social networking site?
Would you like to be able to log in at the same time as some of your family or friends and then surf together… like a conference call on the web.
We already have ‘mash-ups’ that combine mapping with the search… what other data would you like to be able to see at the same time to make a better search? School rating data? Demographics like income and lot or home sizes?
I can think of a lot of things, but I know that all of you can think of more… and I want to deliver the best information to my friends at SoftRealty so that they can deliver the coolest search capability back to me… to give to you.

I like the idea of sharing it on Facebook. But I think the best real estate site ever is the simplest thing: give visitors easy access to what they want - LISTINGS.
Time and time again I am told by my visitors that they like my website the best because it's easy to navigate, easy to find what they want.
Apps come and go. Flash used to be the cat's pajamas but users quickly got bored of it, waiting to get to the meat and potatoes....the listings. :)

Karen - It need to be non-intrusive... and while people want listings, they want to do something with them... map them, share them, look at the traffic with heat maps...
Our MLS provides mapping on our listings. Problem is that the "auto mapping" that occurs when loading a listing on the MLS is not always accurate, and is, in fact, downright misleading! And MOST - if not ALL - agents haven't got a CLUE about it, let alone know how to map it manually.
I map every one of my listings, but most agents do not. Sigh.
Karen - Ours has just changed over to somethning much like Google Maps... looks great, too.
