Reel Tech TV Flip Video Tech #3

Let me introduce...

Tara and TJ

Tara from Reel Dwellings TV

TJ from Reel Dwellings TVYou might recognize either of both of them from the most excellent videos that they have done for the Reel Tech TV Flip Video series.  Tara and TJ comprise ReelDwellings.tv, a sister company of Diamond Dwellings Realty that does video production.  They shoot profiles, listings and communities for other companies as well.  

If you haven't had the chance to start watching the Flip Video series, I highly recommend it.

In case you weren't aware...

Video is a major component in the Web 2.0 puzzle.  Many more people have high speed connections, and they expect more than a weak kneed slide show when they look at properties.  Some properties deserve a full blown professional production, but others would benefit from a well shot, agent produced video.  Aside from doing the professional productions, Tara and TJ are working to help agents produce higher quality results on their own...

Video Tutorial #2: The Basics of Shooting

 

Tara and TJ at ReelDwellings.tv have just posted their second in their series on using the Flip video cameras.  I had the chance to preview this a couple of days ago, and knew it was coming.  I didn't think it would be out until tomorrow... So, BONUS.  You get it today.

Video is one of the emerging technologies that a Web 2.0 agent NEEDS to utilize.  And while it would be great to hire Tara and TJ to come out and shoot every property, it isn't realistic.  They are not terribly expensive (here in Atlanta), but still not in the budget for some properties. 

I am really excited that they are providing the information WE need in order to shoot the properties that we need to shoot ourselves.

So now that you know how to turn the camera on how do you know what to shoot?  It's not as easy as you may think.  We're going to walk you through a typical home tour with some photographer 101 basics.

First of all, try and find the focal point in the room.  Is it the stack stone fireplace?  The decorative hood over the range?  The unique spiral staircase?  Whatever the feature, try and showcase it first to grab the viewers' attention.  The key to remember when creating a video home tour is giving them a "tease".  You don't want to show them every light switch and electrical outlet...you want them to come see the house in person so you can sell it to them!  With that in mind, keep it simple.  Just a one to three shots in the main rooms (we'll get to what the main rooms are later) will do the trick.   

Second, NEVER shoot into windows.  Why?  No matter how powerful the light is in the room it can never overpower the sun.  That means whatever is inside will turn black (or extremely dark) and all you see are the windows.  Therefore, never set up an interview by a window (since you won't see the person's face) and try to avoid pans into the windows since you will completely throw the color off in the room.

Third, keep your shots steady.  Viewers can get sick watching a shaky video.  Have you ever seen Blair Witch project?  That photojournalistic technique is not recommended when selling real estate.  If you have a tripod, use it.  Try and find a flat surface where you can place your camera for pans or zooms (see below) so your shots will look more polished and professional.  Always try to begin with an establishing shot...a shot that shows the entire room before beginning a pan or zoom technique.

So what are pans and zooms?  Clearly stated, a pan is moving the camera from side to side and a zoom is closing the camera lens in on a particular object.  To accomplish a pan correctly make sure your camera is steady.  If you're panning a room try and keep the "horizon line" (think about being on a boat) straight.  This means you want the floor to remain in the same spot throughout the shot.  Keep the same idea in mind when panning up and down, say, on a staircase.  The sides of the shot should remain consistent to keep a professional look and feel.

For zooms, don't use it unless it's necessary.  Just because you have a feature on your camera doesn't mean you should use it!  Ask yourself these questions:  What am I zooming in on?  Why am I zooming in on this object?  Will it add any additional information to the viewer?  I once watched a video home tour where the photographer zoomed in on a plant.  Why?  Does the plant come with the house?  Do I need to know something additional about this plant that I didn't get from the first shot?  Think about detail whenever using the zoom such as a decorative back splash or exquisite crown molding.  Anything that can not be picked up on the initial shot or pan of the room MAY require a zoom.

Video for listings

Boy, there are several directions this one can run in...

A couple of months ago, I decided I wanted a higher quality video tour for a high-end property I listed.  After looking around at the offerings, I settled on AtlantaDwellings.tv to do the production.  They did an incredible job for me, and I was thrilled with the product, as was my client.  In fact, I was so thrilled with it that it was one of the things that pushed me over the edge to join Diamond Dwellings Realty... DDR had an ownership interest in AD.tv.

Fast forward a couple of months and as a member of the Diamond Dwellings Realty team, I was getting ready for Inman.  AtlantaDwellings.tv was getting to be in such demand outside Atlanta that we decided to relaunch that unit as ReelDwellings.tv.  And TJ (our top cameraman) and Tara (on-camera talent, extraordinaire) were coming out to Inman as well. 

Video is one of the "must haves" for more and more consumers, and being in a brokerage that is Web 2.0 centric, as well as responsive to our clients and consumers, we knew that video was a "must have" for us... and there were a LOT of people at Inman that were thinking the same thing

Now, not every listing can support a big production, or even a small production.  While the ReelDwellings.tv video is quite reasonably priced, it isn't a one-size fits all solution.  Since ReelDwellings.tv had been working with WellcomeMat from the beginning, when they got together at Inman Connect, the idea of helping agents with THEIR videos started getting kicked around.  One thing led to another and a Flip camera appeared from nowhere...

TJ and Tara, along with MatMan from WellcomeMat decided that a series of videos showing agents how to best capture homes with a Flip camera would be a great idea.  Here we are a week later, and four episodes are done... not posted yet, but ready to roll out.

Tara will be keeping us updated via her Active|Rain Blog about the videos as they are posted. Here is the first post announcing the series.  Follow along and get tips to shoot better video for YOUR listings. Whether you are using a Flip, or another type of camera, TJ and Tara will be showing techniques to shoot better. I already know that they have the skills, I've used them and been thrilled with the product. I will be following along with the series so that I can shoot better video for MY listings that they aren't shooting for me.
