Sugar Hill GA Market Report, January, 2010

Where the name came fromSugar Hill, GA is a suburb of Atlanta in Gwinnett County. The population is 2000 was 11,399, but that only included the area inside the city limits.  The name comes from a bag of Sugar that spilled on a hill while in transit between Cumming and the railroad in Buford.  And while it is actually a big market, it is in the shadows of Lawrenceville, Duluth and Suwanee...

 

Market stats for Sugar Hill, January, 2010 indicate that there are 199 properties on the market. Overall, there is about an 8 month supply of properties, with sales remaining steady... and fairly strong.  It is one of the few markets to show more strngth in the last three months than in the last six.

 

In the sub-$200k arena, there are 115 listings, with under 9 1/2 months supply.  This segment has been slowing longer than the last couple of months...

 

Between $200k and $400k, there are 77 listings for sale, and just under 10 months of supply.  Sales were quite strong in December, and fair in January.

 

From $400k to $600k, there are 4 homes on the market. The absorption rate is around 6 months, but with only 2 sales in the last 3 months, it is tough to calculate.

 

Above $600k, the sales are too inconsistent to have a solid read on, but there are only 3 homes listed for sale in that price range.  No sales have been recorded in the last 15 months or so.

It all started with a broken wagon wheel, sugar and a hill

Sugar Hill, Georgia

It is Gwinnett's unsung town.  People all over the Atlanta area know where Duluth, Suwanee and Buford are.  They know where Lawrenceville and Norcross are.  But then there is Sugar Hill... 

As of the 2000 Census, there were more people living in the City Limits of Sugar Hill than in Buford, Lilburn, Norcross and Suwanee.  In 2007, Forbes Magazine named it one of the Top 100 Fastest Growing Suburbs in America, ranking 80th. 

The rumor is that the name came from a wagon carrying sugar from Buford to Cumming.  Buford was a regional railhead, and Cumming wasn't served at all by rail (and still isn't).  And when a freight wagon lost a wheel on a big hill near Buford, several bags of sugar fell out and broke on the ground.

The evolution probably went from "the hill where the sugar spilled" to "The Sugar Hill" to "Sugar Hill".  It was chartered as a City in 1939, but was a Georgia Militia District long before that.

Sugar Hill is located between Buford and Suwanee.  It is close to all that North Gwinnett has to offer.  The Mall of Georgia and the Gwinnett Braves Stadium are both only minutes away.  Lake Lanier is just up the road.  Discover Mills and Gwinnett Place Mall are also nearby.  The Peachtree Industrial Blvd and Satellite Blvd commercialcorridors both come through the area.
