Occupational Hazard…

There are a few occupational hazards we real estate agents face… moldy foreclosures, rotted floors that we can fall through, angry undisclosed dogs, getting locked out of a house on the back deck 40′ off the ground (don’t ask).  But there is something even more dangerous…

Houses we really like… really, really like.  Ones that we can afford…

As a real estate agent, I look at a lot of houses.  Some of them are amazingly cool.  But, I’m not dropping half a million bucks on a house.  Those aren’t so dangerous…  Not to say that I don’t love the media rooms, pubs on the terrace level and the 10 car garages… especially the 10 car garages… but those aren’t that dangerous, because they are out of MY operating range.

And then…

So, I was out checking out some new cool garage homes in Gwinnett County, and I ran across this one.  I shot a few videos to use in ‘discussions’ with my wife.  Seriously, I didn’t shoot these to show the world, just one person.

The problem is that we don’t want to change schools yet…  So, unless this house is hanging out on the market in 8 months, the best I can hope for is to find it a good owner.

Not bad for about $160k…

Let's Look at Some Garage Properties... Part III

I used to do an irregular look at some garage properties.  I would grab a few properties that were representative of the variety of 4+ car garage homes available in Gwinnett County, GA.  While pulling properties for a buyer moving in from another state, I decided it was time to take you on a tour again... 

Between $400,000 and $600,000, many more of the garages are attached.  In the lower price ranges, usually 4 car spaces are split up with a 2 car (or three car) attached garage and a 2 car (or three/four car) detached garage.  Here we see 4 car attached garages... and a few 3 car attached and a boat door in the basement. 

Because of that, few of the garages are really set up for advanced hobbyists, but are often well suited for those that have several cars which they like to regularly drive.  While some heavy fabricators don't mind working in an attached garage, some prefer a detached garage... less noise, fumes and distractions come with a seperation of the garage from the home. 

Occasionally something really cool comes on the market.  A few years ago I looked at a beautiful home with a three car attached garage and a 2400 square foot shop.  It had three lifts and just about every system in it was top of the line.  The toys in the shop were exceptional, too.

Here is an example...  Between $400k and 600k, there are 14 other properties with 4+ car garages.

Because of MLS rules, I can't disclose an address or be very specific about any property without gaining written permission from the listing broker...  Thus, no pictures...
