Everyone wants to know the best strategy to employ to get the absolute best deal on the house that they want. And there is... but it is ironic.

It is pretty easy to get an amazing deal on a house... just don't want it. That's right. Be ready to walk away. Completely and forever. Keepsies.
If you actually really want the house, that is pretty hard to do.
And the really ironic thing is that despite there being 10,000 homes for sale in Gwinnett County, GA, most of my buyer clients don't fall in love with a bunch of houses. Sometimes it is tough to find one for them to fall in love with... but there is usually a winner. And that is enough of a winner that the ring comes out and the proposal is made.
but then...
For my local Atlanta readers, or others that might be in markets he is syndicated to, Clark Howard's vacation plans might be familiar. He goes places like Norway, Italy, Indianapolis and Milwaulkee.
He doesn't decide where to go, break out all of the brochures and fall in love with a plan and then look for a deal. Instead, he finds a deal and then goes there.
So...
If you are looking for a deal to live in, find the deal and then move in.
If you are looking for the "love of your life" home... give up on the screaming deal, go for something acceptable.
